Positive Very good location. 10-15 minutes walk time to the center. It has 3 parking places in front of the house. In the period that we stayed we had no problem finding a parking place. Breakfast is ok to start of the day in Ponta Delgada.

Positive The room is clean, the breakfast is big and enough to keep you full during the day. There is a small book with all the things you should see at the island. The only downside is the location - like 15 minutes by walk to the center and marina but in fact this is great as there are always free parking places nearby (if the parking of the hotel is full)
